Warwick District Council has commenced public consultation on a masterplan and design code for Kings Hill.
The King Hill site, which is just outside the city boundary in Finham, was previously sold by Coventry City Council to Warwick District Council and its development has long been expected.
Residents and stakeholders are now being invited to share their views on the draft Kings Hill Masterplan and Design Code Supplementary Planning Document (SPD), which has now entered a six-week public consultation period.
The SPD is intended to provide additional planning guidance to support the adopted Warwick District Local Plan (2011–2029). In particular, it relates to Policy DS15, which requires a comprehensive development scheme for the entire H43 site allocation. The Kings Hill site has been earmarked for around 4,000 new homes and supporting infrastructure to be delivered by 2050.
According to Warwick District Council, the new masterplan and design code will help ensure the coordinated delivery of infrastructure and a consistent, high-quality design approach across the different development parcels within the wider allocation area.
As part of the consultation, the council is seeking feedback on whether the draft represents the best possible masterplan, taking into account principles already established through the Local Plan and previously approved planning applications. Officials also want to know if the document fully captures the key design and infrastructure considerations for the site.
Several major planning approvals already shape the context for the development. These include an outline application approved in December 2021 for up to 2,500 homes, schools, open space and associated infrastructure. Separate approvals have also been granted for new highway junction works in the area.
The public consultation runs from 13 February to 27 March 2026. Comments can be made online, by email, or by post, and hard copies of the document are available at designated deposit points including Finham Community Library.
